In all but one year, revenues have continually increased at Beaver Run Resort since 1984. Occupancy rates during the winter ski season have exceeded 90%, with the year-round average about 50%. The homeowner’s share of the gross income has increased from 50% in 1990 to 57% in 2007.
Beaver Run Resort’s property management company, Bridge Hospitality, Inc., strives to provide the best service possible for you and your guests. This company involves the least amount of personal involvement on your part while providing you with a high monetary return. There exists, here at Beaver Run, a management team and staff that are dedicated to creating a thoroughly pleasing experience for owners and guests alike. Equally impressive is the national sales staff that supports Beaver Run & has made it known as a top ski resort as well as an award winning conference facility.
The Conference Center comprises 30,000 square feet of meeting space and provides year-round occupancy for homeowners. The lobby and restaurants were renovated in the summer of 2002 and are serviced by the friendliest staff in town.
HOA Information
Beaver Run homeowners have a great deal to say about the property management and how it is conducted. All of the homeowners belong to the homeowners association, but membership in the rental program is optional.
Homeowner Association fees provide one of the most comprehensive coverage policies. This includes all aspects of condominium ownership except personal property insurance and real estate taxes. The dues encompass the following: property management, common area maintenance, building insurance, all utilities (electricity, heat, sewer, water and telephone), firewood, trash pick-up, snow removal, cable TV, and 24-hour security. There are no assessments pending. The association sets aside funds to meet all anticipated capital expenditures.
