Summit County real estate average sale prices are up 5 % through the first 3 quarters of 2012 and the number of sales are up 9 %. We are tracking towards 1400 sales, nearly 50 % more than 2009. Prices will increase in 2012, the first time since 2009.

Colorado Congressman Jared Polis introduced a bill in the U.S House of Representatives this week called the “Affordable Housing Regulation Simplification Act”. In summary, the bill states, “Overly burdensome restrictions from Fannie Mae and Freddie Mac are preventing qualified individuals who provide labor that many tourism and travel businesses depend on from acquiring financing for condominiums and other types of affordable workforce housing near their places of employment. Workers who depend on affordable housing are unable to find jobs and employers who depend on a stable workforce are unable to find employees. To alleviate this discrepancy, the Workforce Housing Opportunity Simplification Act would require Fannie, Freddie and FHA to provide financing for hardworking Americans who live full-time in high tourism areas and who are employed in a position that requires their presence in the area. In doing so, this bill would help create and sustain job growth in high tourism areas. The bill would also establish affordable workforce housing goals at Fannie Mae and Freddie Mac”.

The number of jobs available across Summit County Colorado and the State of Colorado has increased significantly over the last year. Online job postings for available Summit County employment positions increased 67.5 % in May 2012 as compared to May 2011. Across Colorado during the same period, the numbers are up 22.9 % according to Alexandra Hall, cheif economist for the Colorado Department of Labor and Employment.
Over the last month, Vail Resorts, City Market, Pizza Hut, Mariott’s Mountain Valley Lodge and Centura Health made up the top five companies in terms of Summit County hiring.

The average sale price for previously owned condominiums in Summit County Colorado is still in positive territory this year, up 3.2 % from last year. The market is trending up from the recession. Single Family home sales are doing well this year with over 25 % more sales at 2.6 % higher prices than last year to date. The recovery continues as more homes sell each month than in the same month of the previous 3 years. The market gives every indication of having turned the corner.
