Summit County Colorado Real Estate Update
January 2013 was an excellent month for Summit County real estate. Average single family home prices increased by 28 % ( $ 974,971 in January 2013 from full year 2012 $ 764,456 ). Vacant land increased by 11 % ( $ 342,825 in January 2013 from $ 309,512 full year 2012 ).
There were 89 residential transactions in January 2013 totaling $ 48,299,200 as compared to 2012 with 79 transactions totaling $ 37,827,700 in volume. This represents a 28 % increase in dollar volume and a 13 % increase in number of transactions. Ten properties over $ 1,000,000 sold in January 2013 as compared to seven in January 2012, a 43 % increase.

The average sale price in Summit County will exceed the previous year in 2012 as compared to the previous year for the first time since 2008. Average prices declined 16.8 % from the peak in 2008 through last year. This year prices are up 5.1 %. Summit County Colorado Real Estate Sales
Summit County real estate average sale prices are up 5 % through the first 3 quarters of 2012 and the number of sales are up 9 %. We are tracking towards 1400 sales, nearly 50 % more than 2009. Prices will increase in 2012, the first time since 2009.

Land values in Summit County are on the increase indicating the market is in recovery. The average sales price of land is nearly 19 % higher than at the end of 2011 and 25 % more lots have sold year to date in 2012 as compared to 2011. With the inventory of exisiting homes lower than in the past three years at this time, new construction is beginning to happen which will further drive land sales.

Single Family home sales in Summit County Colorado are doing well so far this year with over 25 % more sales, at prices 2.6 % higher than last year-to-date.
